Nick Goulding

Nick brings a wealth of real estate development, advisory, and brokerage experience in Canada and the U.S. to his role as Head of Research.

He leads the development of data-driven insights that help clients align decisions with market trends and maximize project value. By combining a deep understanding of development economics with advanced analytics and Baker’s leading-edge data, he delivers strategic market intelligence to internal and external stakeholders.

Prior to Baker, he worked with distinguished developers sourcing site acquisition opportunities and leading project pro forma analysis and deal underwriting. He also held several roles at one of the GTA’s top commercial real estate brokerages, contributing to a wide range of advisory projects and research initiatives.

Nick holds a Master of Science in Real Estate Development from the Schack Institute of Real Estate at NYU, and an Honours Bachelor of Business Administration from the Schulich School of Business at York University.
