Layout Is More Important Than Square Feet!
When it comes to buying a new home or condominium suite, you want what is best for you within the limits of your budget. Your must-have list will, of course, be topped by location and price, but keep layout high on that checklist as well. I see too many home buyers comparing by square footage for size, when in fact, layout is more important. There are plenty of large homes that have a lot of wasted space – especially if you purchase resale. New homes and condos are designed to make the most of square footages, especially at today’s prices. Even the most compact townhomes and condo suites are far more livable than they used to be. Open-concept spaces help, with features such as linear kitchens avoiding that broken-up-space look.
My best advice is to learn how to read a floorplan so you can visualize what you may be buying. Once the pandemic is behind us, tour as many model homes and suites as you can, and look at the floorplans they are based on. This will give you an idea of how you can mentally transform two dimensions to three. Another eye-opener is to measure the “livable” space in the home you are in now. You may be surprised at how little livable area you have. As prices per square foot continue to go up, you really DO want the most for your money. Avoid judging by square footage alone.
